We found a great home -- the next step was jumping through the various hoops and negotiating. Pat didn't stop just because we found a home. He proved to be an excellent advisor, negotiator, and confidante. Not once was his advice misplaced. Anyone would be hard-pressed to find a local real estate agent who is better than Pat.
After some interesting afternoons and evenings that involved going back and forth with some difficult sellers and a seller's agent who clearly had no control of the sellers, the end result turned out great -- great home, great price, and great timing.
After it was all said and done, I can look back and say without reservation that Pat was there at every step, never let us down, and made our first home buying experience one that will leave us spoiled if we ever move elsewhere. I don't want to even think about selling our home in the future, but if we do, I won't even consider using a different agent.
I not only highly recommend Pat Neary as a real estate agent, I believe that anyone who doesn't use Pat is truly in a position of caveat emptor."

| My husband and I (mostly I) decided to relocate to the Williamsburg, Virginia area in January 2004. After spending countless hours of research on the internet, I decided to give Pat Neary a try. His website stood out from the rest because he seemed very knowledgeable in many areas. It was the best decision that I could have made.
My husband, I, and 8 year old daughter met Pat in Williamsburg, April 2004, for one week to scout neighborhood locations and schools for our daughter; we could not have had a better guide or contact. Pat picked us up at our hotel and spent entire days with us. Pat’s knowledge and expertise in real estate does not stop there. He is thoroughly knowledgeable on Williamsburg as a whole, including but not limited to restaurants, schools, shopping, houses of worship, etc. Reflecting back on our conversations and correspondence through e-mail, we can honestly say without reservation that he did not do or say one thing that was inaccurate. Aside from his professional demeanor, he is a fun, great guy to be around!
We ended our week visit with no house. My husband and I could not really agree on anything, and Pat assured us not to feel pressured or desperate to find something in the time we were there, because he WOULD find us a house that we both would love. Once again, true to his word, he did. Pat called one morning and said he thought he found our house. The next morning, he was the first appointment to view this house and was on the phone to us in San Diego, California at 8:00am sharp. He took digital pictures, and downloaded them immediately. It was merely seconds when we told him to make an offer. Actually, when speaking to Pat as he was walking through the house, I was telling him to make an offer. He told me that he would, however, he wanted us to see the house first, discuss it, see if we really wanted it, and then he would get the ball rolling.
There was another offer on the house and I thought, oh no, we are in a bidding war and are going to lose it. I should have known (and I did) that with Pat’s business savvy, and negotiating skills, he would not let us down. He didn’t. We got our dream house. My husband and I put total trust and faith in Pat, to purchase our home, sight unseen, after spending only a couple of days with him. This should tell you something.
I wish that ALL clients could have the experience of purchasing their home with their realtor that my husband, myself, and even eight year old daughter had. Truly memorable and truly enjoyable.
Pat Neary is our realtor for life, (if we should ever decide to sell our beautiful house, which I doubt). We will recommend him to family, friends and you. I am also happy to say that we gained a lasting friendship with Pat Neary as well.

My wife and I made a life changing decision, to move out of Northern Va and the "two income" rat race, to the good life in Williamsburg Va. Our first task was to find a Realtor in the area. We left several e-mail messages to Realtors that had listings that looked interesting to us and were very surprised to get ZERO responses! We tried different sites and happened on Pat Neary. His site was full of so much information about Williamsburg neighborhoods; schools government etc. We figured we would try sending him an e-mail like we had done with the others. We had a reply in less than an hour!
We gave Pat our number and he called us.We discussed the move we were planning and what our time frame was looking like. I had not received conformation of a transfer with my company that I had requested and even if I did get transferred, it would be at least 6 months before we would actually beadle to move.

We jumped at the chance and met with Pat with in the week. This turned into a 6 month home shopping experience with the most patient Realtor anyone could hope for. None of us expected the search to last so long, but my wife and I were pretty darn picky and Pat stood by our side all the way.
To make a long story short...we found our house. It is a one of a kind and it is truly a Home rather than just a house. My wife is now able to stay home with our son. Pat was helpful with recommending carpenters, painters, doctors and the rest our new "life necessity" people in Williamsburg. Pat is why we are where we are today. We feel that we not only found the best Realtor in the area, we found friends in Pat and his family. He is an asset to ReMax and the Williamsburg area.
